Rhino Lending Disclosures
General. Rhino Lending Inc. is an Illinois corporation with its corporate headquarters in Crystal Lake, Illinois. Any reference in this Licenses and Disclosures to "we" or "us" or similar words shall refer to Rhino Lending Inc. unless otherwise indicated, all such entities referred to as "Rhino Lending". Any reference in Licenses and Disclosures to "you" or "your" means the person(s) using the Rhino Lending Websites (as defined in the Terms of Use Agreement), and/or the good, facilities or services of Rhino Lending offered through alternative methods. Rhino Lending is a computerized loan originator for mortgage loans performing marketing services for lenders and provides other services for non-mortgage loans. Rhino Lending is not a lender, auto lessor or credit card issuer. Rhino Lending does not take applications, make loans or credit decisions in connection with loans, nor does Rhino Lending issue commitments or lock-in agreements. Except as otherwise provided below for your state, Rhino Lending is not an agent of you, any participating bank, lender, mortgage broker or loan broker (we refer to all of these as "Lenders" or "Lender") or any third-party provider ("Provider"). Rhino Lending’s services are only administrative. You should rely on your own judgment in deciding which available product and Lender or Provider best suits your needs and financial means. You are under no obligation to use Rhino Lending to commence the matching and request process and Rhino Lending does not guarantee that completing a request will result in you being matched with a Lender or Provider, receiving an offer from a Lender or Provider, or receiving a loan or service from a Lender or Provider.

Fees. Rhino Lending does not charge you any fee for its services. Rhino Lending receives its compensation from the Lenders or Providers for the goods, facilities and services provided by Rhino Lending. Rhino Lending's compensation varies by product and service. Computerized marketing fees paid by the Lender may be included in your rate, points or term and will be shown on your settlement statement. Although some state licensing laws treat fees paid in exchange for computerized marketing services as mortgage broker fees or origination fees, this is not the case under federal law. See the Terms of Use Agreement for details.

Credit. Any loan request you submit is NOT an application for credit. Rather, it is a request to be matched with Lenders to receive conditional loan offers from Lenders. You may have to complete an application with a Lender before they will extend an unconditional loan offer. A Lender you select may require you to pay an application or other fee to cover the costs of an appraisal, credit report or other items. The Lender will determine the amount of any such fee and should provide information to you regarding the refund ability of any such fee.

Federal Disclosures. Any loan request will be forwarded to Lenders and these Lenders may make certain disclosures to you. These disclosures, which are required by the Truth in Lending Act (TILA), the Real Estate Settlement Procedures Act (RESPA), and certain other federal and state laws, include details of your cost of credit; good faith estimates of your settlement costs; HUD mandated booklets "Guide to Settlement Costs" and/or "When your Home is on the Line"; notices concerning the possibility that your mortgage loan servicing may be transferred; and your right to a copy of any appraisal, if any, performed on your home. The Equal Credit Opportunity Act prohibits creditors from discriminating against credit applicants on the basis of race, color, religion, national origin, sex, marital status, age (provided the applicant has the capacity to enter into a binding contract), because all or part of the applicant's income derives from any public assistance program, or because the applicant has in good faith exercised any right under the Consumer Credit Protection Act. The agency that administers compliance with this law varies by Lender depending on its lending authority, may include the Federal Trade Commission, Equal Credit Opportunity, Washington, DC 20580.

Your loan request may be matched with Inlanta Mortgage. Inlanta Mortgage is a licensed mortgage lender/broker authorized to do business in varied states. Inlanta Mortgage specializes in certain types of consumer loan requests. Inlanta Mortgage makes loans and earns fees for its services separate from Rhino Lending Inc. You may be matched with Inlanta Mortgage as one of your competing lenders or as your only lender. Rhino Lending has the ability to provide you with multiple offers without you having to talk directly with different lenders and loan officers. Please see the Terms of Use Agreement for more information on the Rhino Lending process. If you happen to be matched with Inlanta Mortgage, they will provide you with their licensing information upon request and as required by law.

Rhino Lending is required by Oklahoma law to provide this information statement before the execution of a contract or before the receipt of any money or other valuable consideration, whichever occurs first.

You are under no obligation to use Rhino Lending to commence the financing process, and Rhino Lending, does not guarantee that completing a loan request will result in your receiving a loan from one of our participating Lenders.

Your submission of a loan request will serve as acknowledgement of your receipt of the above Information Statement.

Agreement

This agreement is made between you, the Buyer and Rhino Lending Inc. (“Rhino Lending”). This agreement is dated the date of your loan request to Rhino Lending. By submitting the loan request, you agree to the terms of this agreement.

1. Rhino Lending is a computerized marketing service. It is not a lender and does not make loans or credit decisions in connection with loans. Rhino Lending will perform the following services for you: (1) make loan request forms available to you; (2) transmit your completed loan request to participating Lenders in our network; (3) offer you access to general educational information concerning home financing including glossaries, articles and calculators; and (4) send you the initial loan offers from Lenders responding to your loan request. If your loan request is forwarded to our participating Lenders, you will receive from the Lenders a good faith estimate of the settlement costs in connection with your loan in accordance with applicable law.

2. Rhino Lending does not charge you, the consumer, a fee to use our service. Rhino Lending is paid by its participating Lenders for the goods, facilities and services provided. If your loan request is forwarded to our participating Lenders, you may be required by the Lender you select to pay an application fee to cover the costs of an appraisal, credit report or other items. The amount of the fee will be determined by the Lender. The documentation you receive will include information on the refund ability of any fees paid.

This agreement is dated as of the date you submit your loan request.

NOTICE OF CANCELLATION

You may cancel this contract, without any penalty or obligation, within five (5) days from the date the contract is signed.

If you cancel any payment made by you under this contract, it will be returned within ten (10) days following receipt by the seller of your cancellation notice.

To cancel this contract, mail or deliver a signed dated copy of this cancellation notice, or any other written notice to Rhino Lending, LLC, the operator of this website at 43 E. Crystal Lake Ave. Suite C Crystal Lake, IL 60014 not later than midnight on the day five (5) days after the date you submit the loan request.

Variable Interest Rate Disclosure

On residential mortgage loans of $50,000 or less, if the Lender offers to give you a mortgage with a variable interest rate, you are entitled by law to also be offered a mortgage with an interest rate that will not change. By law, this fixed interest rate mortgage must be offered to you at reasonably competitive terms and rate. On variable interest loans, the Lender will explain to you how the interest rate can change in the future, the effect of changes in the index on the rate and term, and an explanation of the index.

Based on the information you provide to Rhino Lending and that Rhino Lending may receive from credit bureaus if authorized by you, Rhino Lending will provide you with multiple conditional loan offers through its network of nonaffiliated U.S. based banks, thrifts, mortgage brokers, mortgage bankers and finance companies (“Lenders”). If fewer than five Lenders match your profile, you will receive conditional loan offers from fewer than five Lenders. If more than five Lenders match your profile, Rhino Lending will match you with five Lenders with a preference for those Lenders that have the highest customer satisfaction scores and the best record of making loans to previous Rhino Lending customers. If you are requesting a home equity loan or home equity line of credit, we may match you with up to four Lenders based on the above criteria as well as Rhino Lending Loans.

Rhino Lending does not endorse recommend or favor the products of any Lender. Rhino Lending is not an agent of any Lender. You should rely on your own judgment in deciding which available loan product best suits your needs and financial means. Rhino Lending does not have any involvement in the setting of interest rates and fees on your request. Duties and Nature of Relationship

You, the applicant(s), have requested assistance in obtaining a residential mortgage loan. We will submit your loan request to a participating Lender which we may from time to time contract upon such terms as you may request or a Lender may require. In connection with this mortgage loan, we are acting as an independent contractor and not as your agent. We will enter into separate independent contractor agreements with various Lenders. While we will seek to assist you in meeting your financial needs, we do not distribute the products of all lenders or investors in the market and cannot guarantee the lowest or best terms available in the market.

How Rhino Lending, LLC will be compensated

Rhino Lending Inc will not charge you a fee to use its services. Rhino Lending Inc receives its compensation from the Lender for the goods, facilities and services actually provided by Rhino Lending Inc.

These fees are paid by the Lender and are not refundable under any conditions.

The estimated fee which Rhino Lending Inc will receive at closing will be as shown on the good faith estimate which the Lender will provide to you within three (3) days of application with such Lender in accordance with the requirements of the Real Estate Settlement Procedures Act and its implementing regulations.

You are not required to use Rhino Lending’s computerized marketing services to obtain a residential mortgage loan; and that the full range of loans available as offered by Lenders may not be listed on Rhino Lending’s computerized marketing services system, and different terms and conditions, including lower rates, may be available from others not listed on the system.
If your loan request is forwarded to one or more participating Lenders you may receive from the Lenders a good faith estimate of settlement costs under RESPA and an initial disclosure statement required under the TILA.

The interest rate quoted in connection with the loan you select is subject to change without notice unless and until an interest rate lock-in agreement has been made between you and the Lender. Rhino Lending does not offer lock-in agreements and does not guarantee any rate of interest quoted by a participating Lender. If you enter a lock-in agreement with the Lender and are required to pay a lock-in fee, the terms and conditions under which the lock-in fee may be refunded, if any, will be set by the Lender.

Rhino Lending will not collect any fees from you in connection with your completion of a loan request. All fees will be collected from and payable by the Lender. If the Lender is licensed under the Mortgage Broker Practices Act, the fees paid by you for third-party provider services (such as an appraisal or credit report), may be held in a trust account and any moneys remaining after the payment to third-party providers will be refunded to you.

If you are unable to obtain a loan for any reason, the Lender, if licensed under the Mortgage Broker Practices Act, will, within five (5) days of a written request by you, give copies to you of any appraisal, title report, or credit report paid for by you, and transmit the original appraisal, title report, or credit report to any other mortgage broker or lender to whom you direct. Transmission of these reports includes the right to use these reports. You are also entitled to receive a copy of any appraisal paid for by you, pursuant to the federal Equal Credit Opportunity Act.

Washington state law against discrimination prohibits discrimination in credit transactions because of race, creed, color, national origin, sex or marital status. The Washington State Human Rights Commission administers compliance with this law.

This agreement remains in effect only as long as you seek to use the services offered by Rhino Lending; you may discontinue this relationship at any time, without notice, at no cost or penalty to you. Rhino Lending does not act as a lender or credit provider. Rhino Lending will forward your loan request to participating Lenders and one or more Lenders will provide you with their loan product offers. Rhino Lending does not distribute the products of all lenders in the market and cannot guarantee the lowest price or best terms available in the market.

Rhino Lending receives fees from participating Lenders and may be paid services, goods or facilities performed or provided by us to the Lender.
